Role
Construction Manager

Owner
Brown County Developmental Services

Description
Brown County Developmental Services, utilized an existing 6500 square foot building as part of their new facility in order to help keep the cost down. The building worked well for 8 of the 14 new, one bedroom units which were wood framed within the existing building. A new membrane roof was installed on the building. The new portion of the building is a 5300 square foot building with slab on grade, wood framing, vinyl siding, composition roof and typical residential interior finishes. Each unit includes one bedroom, combination living / dining room and a private bath. The building has common dining room and kitchen, as well as a laundry, office and a large storage room that also serves as a storm shelter. An attached garage allows residents access to the transportation van during inclement weather, as well as providing space for 14 individually secured storage areas. Each unit is served by a dedicated furnace / AC unit, while the common areas are served by a pair of rooftop units situated on the existing building. The facility and the residents are protected by a new digital fire alarm system and fire sprinkler system. A new electrical system was installed in both buildings, and provisions were made for a generator that would be installed in the future. AHRS Construction, Inc., contracted with the owner on this project as a Construction Manager at Risk. In this capacity, we were able to work with the owner and the architect during the design phast to help deliver a project that fit within the owner's budget, but also fit specific needs of the clients who would call this new facility, home. Schedule was a concern of the owner, since they needed to be out of the existing rented facility by a set date. Construction started on May 6, 2012 and the residents moved into the new facility on December 27, 2012.
